Start Easy Eagle Development, Corp. (SEED, Corp.) is a 501 (c) 3 nonprofit housing development corporation designed with a mission to increase affordable housing opportunities in Northern New Jersey. As an award winning Community Housing Development Organization, Advance Housing, Inc. founded SEED, Corp. in 2007 to develop a wider range of affordable housing opportunities for persons with disabilities and to solidify the separation of roles for housing and support services in supportive housing. Supportive housing is an emerging best practice that blends affordable housing with a comprehensive, flexible delivery of services to residents.
SEED, Corp. was created to raise housing production goals, to partner with other service providers in a larger geographic area, and to increase housing development and property management expertise. SEED, Corp. has developed a 5 year business plan that established the following goals: to develop 210 units of affordable housing, to partner with social service providers in supportive housing projects, to design sustainable energy efficient housing, to offer professional property and asset management, to integrate housing into local neighborhoods to become an asset to the community, and to collaborate with local governmental bodies and residents to develop housing that satisfies local affordable housing obligations.
SEED, Corp. works in collaboration with governmental bodies, municipalities, other developers, and non-profit organizations to develop affordable and supportive housing. This partnership allows SEED, Corp. to be a leader in the development of affordable supportive housing. SEED, Corp. has established the capacity to create supportive and affordable housing and a successful track record of bringing projects to completion in a timely and cost effective manner. SEED, Corp. has developed the expertise to ensure state and municipal efforts will comply with the Council on Affordable Housing obligations (COAH) and the Olmstead Decision.
By bringing its experience and success as a developer to other groups who desire to own and operate supportive housing, SEED, Corp. offers a variety of consulting services. SEED, Corp. services include but are not limited to the following: project coordination, preparation of funding applications, property management set up, marketing and lease-up, preparation of operating budgets, and attendance at development meetings and construction meetings. SEED, Corp. brings governmental and private partners together to achieve a common goal of creating new affordable and supportive housing opportunities for those in need.
